A New Owner Inherited a Broken Chemical System

Good equipment. Bad chemistry. Poor customer experience.

The Facility and the Initial Problem

Three years ago, Azhar purchased Dover Court Esso, a full-service gas station and convenience store with an attached automated car wash facility. The wash bay featured a modern touchless IBA system with tri-foam capability and multiple service packages ranging from a $9 basic wash to an $18 premium detailing package.

On paper, the operation should have worked. The equipment was relatively new, the location served a strong traffic corridor, and the wash offered multiple upsell tiers. But real-world performance told a different story.

Operational Baseline The facility was processing about 320 vehicles per week, or roughly 16,640 vehicles annually, and generating about $2,200 to $2,400 per week in gross wash revenue. Even so, once supplies and rework labor were factored in, the operation was barely breaking even.

The problem was not whether vehicles were entering the wash. The problem was what happened after they came out.

    Observed Issues

    What Customers Were Seeing

Water Streaking Vehicles were exiting with visible streaks and inconsistent finishing.
Poor Drying Performance Beading and sheeting action were weak, forcing hand-drying.
Winter Salt Residue Existing chemistry was not handling Edmonton road film effectively.
